Why prices haven't caught up yet

Infrastructure moves faster than paperwork. Most of the land here is still held by families in small parcels, sold slowly and informally — there's no glut of listings and no aggressive builder-led pricing. That's exactly why the curve is still gentle. Early, patient buyers are getting laterite-soil, coastal-belt land at numbers that look nothing like Goa across the border.
